3 Reasons to Sell During the Holidays



Welcome back! First, I wanted to wish you a happy and safe holiday season! I also wanted to thank you for a great 2013!

You might think the holidays aren't a great time for real estate, but that's just not true. Both buyers and sellers have great opportunities now. Buyers should take advantage of the terrific interest rates.

Sellers have three reasons to put their home on the market.
1. There is less inventory. That mean less competition for you!
2. Buyers are more serious. Nobody wants to trudge through the cold if they don't have to. These buyers need to buy.
3. Homes show better. Who doesn't love seeing a home decorated and smelling wonderful for the holidays?

Is Your Veterans Program Run By Veterans?

I wanted to have you back today to talk more about the Veterans First Program which is for veterans, by veterans and how it's different from other competing programs. As you can see from the video, RE/MAX 1st Advantage's veterans program stands above USAA and Veterans United Home Loans. RE/MAX 1st Advantage's rebate is much larger than the others, it is veteran run (I am a veteran of the Army, my father is a World War II veteran and my son is currently fighting in Afghanistan) and we donate to Military charities on every transaction. The rebate also comes right at settlement so you don’t have to wait and our agent experience is high. We have a team of people that are military oriented who is dedicated to ensuring you receive the full rebate. This rebate is for veterans and veteran’s spouses and we pay every single time in every single state.

Happy Veterans Day!



Happy Veterans Day!

Happy Veterans Day! Today I am with my father at the Army Heritage Center standing in front of a World War I tank that actually saw service in France. Serving in the military has been part of my family’s heritage; I’ve had two grandfathers that served (medical corps and explosive demolition), four uncles (two in World War II and two in Korea) and my dad is vet of the Pacific Theater of World War II during the Philippines Campaigns. My son is currently doing a tour in Afghanistan and I served for 20 years during the Cold War.

Today I just wanted to wish everyone who has served a very happy Veterans Day and for those who haven’t served, thanks for your support. I asked my father about how he feels being a World War II veteran to this day, “Well standing in front of this tank reminds me of when I was in high school and we studied World History. There was no day called Veterans Day; we were told about the 11th hour of the 11th day of the 11th month that ended the ‘War to End All Wars,’” he said. The thought of all we have done over the years in the defense of liberty and bringing justice to the world brings to tears to my father’s eyes.

For those who have served and those who are serving thank you and have a happy Veterans Day. Hopefully one day we will see the war that ends all wars.

What Can You Expect From the Market?

Now is a great time to be a seller. Inventory is down. So far this month in the greater Harrisburg Metropolitan area, 682 homes have been listed. At the same time last year, the number was 772 homes. Fewer people are getting into the market right now, which is good news for sellers. This is one of the reasons why prices are starting to creep up (which is also a good thing).

As far as buyers go, interest rates are still below 5%, which is a historic low. Remember the 1980’s when interest rates were 18%? Those were bad times, these are great times. Our team has taken three listings within the last few days throughout the Harrisburg Metropolitan area. Hello, everyone! Welcome back to my video real estate blog!

Fall is here and with less than a third of the year left, now is a great time to get involved with the real estate market.

Prices are starting to go up, which is great news for sellers. Interest rates have increased slightly over the past few weeks, but they are still historically low. I remember when rates were as high as 18 percent! Let’s hope we never have that again!

Inventory is low because of the time of year and because of our large buyer’s pool. So, if you are thinking about selling, NOW is the time!

Summer is coming to an end, but it’s not all bad news! We are in an incredible market for both buyers and sellers! In fact, 112 more homes were sold in the first two weeks of August this year, than at the same time the previous year.

Not only are we seeing great sales, but there were 737 new homes added to the market in those same two weeks! This means buyers have a great selection.

The weather here in Pennsylvania has been close to perfect and so has our real estate market. We are experiencing incredibly low and affordable interest rates along with low prices for the first time in years.

Though interest rates have bumped up a bit from the historic lows we saw before, at the 4.5% rates we are now seeing you can find the house of your dreams at a great buy. For sellers, homes are starting to move again so we are in the very unique position of being in a buyers’ AND sellers’ market.

With spring here we’ve done some expanding and wanted to update you on our news. First, we expanded our team to include three new members. We know that there’s an ocean of agents you can choose from, but remember when working with every member of our team you’ll definitely notice we value the gold standard. Rest assured, you’ll feel at home with our team guiding you every step of the way in the buying or selling process.    

We are now involved in two program—the Veterans First program and relocation services. If you are a veteran you can earn a rebate of up to $5,000 depending on the cost of the home. This program is definitely worth your while if you’re a veteran buying or selling a home.

100 Questions Every Home Buyer Should Ask

There’s lot to think about when you’re getting ready to buy a home. To help make the buying process as smooth as possible, I’ve compiled a list of 100 questions to ask when looking for a new home.  At the end of this article, you will find a link to the complete list.       

Most buyers want to know how they can find their dream home.  To avoid home-buyer mistakes, the most important step is to find a real estate professional to help you with the process.  Also, know what you want in a house.  Ask yourself questions such as how close do you want to be to your job?  To shopping?  To your place of worship?  Would you like to have a garden?  Do you need a garage?  How close do you want to be to a grocery store?  Based on all the information you provide, a knowledgeable agent will help you land your dream home.    

Remember, your agent will not only help you find the home of your dreams, but connect you to the right people to make the entire process as smooth as possible.  In addition to a real estate agent to represent you, you’ll also need a home inspector, a lender and a real estate attorney.  Yes, an attorney.  

You may be asking, “Do I really need an attorney?”  Most definitely, especially since it doesn’t cost you anything extra.  Of course, if the process goes perfectly then any title company can do the job, but since in the real world we know things don’t always go as planned, you should have an attorney at the table to ensure all the title work is done in your best interest.  All the attorney fees are in the title cost that you are paying anyway, so why not work with an attorney and bring the protection that representation brings? 

For most buyers, the question of the hour is “How much can I really afford to spend?”  A good lender will let you know what the bank says you can afford, and we work with excellent lenders who can assist you with this step.   Once you know what amount you are pre-qualified for, you have to decide on what you are comfortable spending each month on a mortgage payment.  To make this decision you need to consider your lifestyle and think about how you still want to be able to eat out, go to the movies and do some shopping.   

Think as well about long-term goals, such as retirement savings, and long-term discretionary spending goals, such as vacations.  Then look at the number the lender gives you and the number you feel comfortable with for a monthly house payment and then go with the lower of the two.
